
Saxony Property Holdings bought Bergview One Stop, an Engen-anchored service station and shopping centre located on the N3 in Harrismith, after the Competition Commission granted full unconditional approval today.
A New Landlord for a Historic Stop
Saxony confirmed to News24 that the transaction was completed through a special-purpose vehicle named Saxony Bergview Property Holdings. The group described the vehicle as a wholly owned subsidiary that purchased the entire property site. The price was not disclosed, and the Competition Commission granted final approval on Thursday, 8 October.
For generations of motorists, Bergview has served as the halfway point between Gauteng and Durban. It is a place where families refuel, grab a meal, and stretch their legs before handling Van Reenen’s Pass or driving the final stretch into Johannesburg. Now, the property has a new owner.

More Than Just a Gas Station
Bergview sits at Exit 34 on the N3, on the edge of Harrismith. While the fuel forecourt is the central feature, the site functions as a mixed-use asset. The core of the property is a 24-hour Engen 1Stop, but the surrounding area hosts a dense cluster of national food brands.
The food court at this location features well-known brands like McDonald’s, KFC, Nando’s, Wimpy, Mugg & Bean, Rocky Mountain Spur, Debonairs, Fishaways, Kauai, and Seattle Coffee. Local eateries such as Bits & Biltong, The Guinea Fowl, and Sugar Man Café offer regional specialties. Retail options include Classic Country, a high-end gift and home décor store, along with Olde World Antiques and Del Sol. The site also provides practical amenities like Absa and Standard Bank ATMs, a DHL service point, an Intercity Express bus stop, and an N3 Toll Concession office.
Hospitality is a major component of the site. The Mountain View Inn offers 47 en-suite rooms and sits alongside a conference centre and a caravan park. This mix of fuel, quick-service restaurants, convenience retail, and accommodation makes Bergview a complex asset that relies on the movement of people rather than a single residential catchment area.

Expansion Beyond the North Coast
Saxony established its reputation on the North Coast of KwaZulu-Natal with the development of Ocean Club Zimbali, a resort-style complex comprising 456 apartments near Ballito on the Zimbali Lakes side of the M4. This project included amenities such as a clubhouse, gym, heated swimming pool, and on-site concierge services.
Saxony has expanded its portfolio to include a diverse range of properties, now owning stakes in shopping centers, residential projects, and industrial and commercial real estate. The majority of these holdings are concentrated in Umhlanga and Durban. The acquisition of Bergview marks a significant expansion beyond this core area, into the Free State, approximately three and a half hours’ drive from Durban.
Future-Proofing the Route
With a 24-hour fuel station, a strong presence of national food brands, and an on-site hotel, the group has acquired a well-established landmark. The key question now is whether a developer from the North Coast can enhance the value of this iconic Free State highway stop.
