South Africa’s commitment to sustainable real estate reached a new benchmark with the EDGE certification of Riverstone Wetland Estate, a residential development in Fourways. The project, centered on a rehabilitated wetland, earned preliminary certification from the Green Building Council South Africa (GBCSA), adding to a decade-long growth in the country’s green building sector.
The EDGE standard, created by the International Finance Corporation (IFC), requires at least 20% reductions in energy use, water consumption, and material efficiency compared to conventional buildings. Riverstone surpasses these requirements, with projected savings of 37.54% in energy, 20.76% in water, and 36.07% in materials. Final certification will be granted once construction concludes.
Reinier van Loggerenberg, CEO of developer Craft Homes, said the certification validates the estate’s design philosophy. The development’s layout revolves around the restored Magaliessig wetlands, providing residents with recreational access while meeting environmental standards.
South Africa’s Green Building Boom Expands
This certification follows a surge in South Africa’s green building movement. The GBCSA has now certified over 80 EDGE projects across residential, commercial, and mixed-use categories, including retail centers, healthcare facilities, and student housing. Recent certified projects include:
- The Mall of Africa in Midrand, the largest EDGE Advanced retail development in the southern hemisphere, certified in 2025.
- Aurum Zimbali Lakes in KwaZulu-Natal, featuring six high-end homes with 60% energy savings at the design stage.
- Balwin Properties’ build-to-rent initiative, which will deliver 7,300 EDGE Advanced-certified apartments across three provinces.
- Illovo Country Estate, the first affordable housing project in South Africa to earn EDGE Version 3 certification.
Beyond environmental benefits, EDGE certification provides financial advantages for buyers. Major banks offer rate reductions, rebates, and loan benefits for certified properties. ABSA, for example, grants a 0.25% interest rate discount for Level 1 EDGE projects and a R56,000 rebate upon certification. Other lenders, including Nedbank and FNB, provide cashback, reduced registration fees, or higher loan-to-value ratios for qualifying purchases.
Riverstone combines sustainability with urban accessibility. Located 500 meters from Montecasino Casino and Fourways Mall, the estate includes 12 apartment blocks and 275 units in seven configurations, from studios to two-bedroom apartments. During its launch weekend, 60% of Phase 1 units sold out, with remaining phases set for completion between 2026 and 2027. Residents enjoy 24-hour security, fibre connectivity, metered water systems, and solar backup power, alongside energy-efficient lighting and low-flow fixtures.
How Sustainability Drives Sales and Financing
The project exemplifies a broader trend in South African real estate. While green standards have long been adopted in commercial sectors, residential developers increasingly prioritize certification to attract buyers and secure financing. The initiative, supported by Nedbank CIB Property Finance, targets projects like Illovo Country Estate—South Africa’s first affordable housing development to achieve EDGE Version 3 certification.
Craft Homes’ strategy, balancing ecological restoration with market demand, shows how sustainability can enhance urban living. The estate’s wetland integration meets EDGE water-saving targets while offering residents a unique amenity. Show units are available weekends at 14 Daniel Road, Magaliessig, with bond and transfer costs covered for reservations secured through Craft Homes’ mortgage team within 30 days.
The development’s sustainability achievements extend beyond certification. Riverstone recently won five awards at the 2025 International Property Awards, including recognition in the sustainability category. Craft Homes also received accolades for Iconic Melrose in design and architecture, and Bryanston Country Estate in marketing. These awards highlight the developer’s ability to merge ecological principles with market appeal, reinforcing the trend of green projects gaining industry recognition.
Banks Boost Incentives for Green Buyers
Financial incentives for buyers continue to expand. Standard Bank now offers a rebate of up to R55,000 for units purchased directly from developers before January 31, 2028. FNB provides cashback up to R55,000 on qualifying purchases under R2 million, while Nedbank extends 103% loan-to-value bonds for first-time buyers and reduces attorney bond registration fees by up to 50%. These perks reflect the banking sector’s alignment with green building standards, making sustainable housing more attainable.
Riverstone’s operational features reflect its certification’s practical outcomes. The estate’s metered water systems, solar backup power, and low-flow fixtures align with EDGE’s efficiency targets while delivering tangible benefits to residents. Show units remain accessible weekends at 14 Daniel Road, Magaliessig, where prospective buyers can experience the estate’s design-first sustainability approach.
